INNOVATIVE SOLUTIONS
Because Solender/Hall’s focus is serving the needs of small business and nonprofit organizations, we are able to see opportunity and create innovative solutions when other real estate professionals will look for conventional, easy options that do not provide value to their clients.
Here are a few innovative real estate solutions, conceived by Solender/Hall and embraced by organizations as perfect solutions for their needs:
- When the Dallas Children’s Theater needed a new location, Solender/Hall saw the former 54,000 square foot Don Carter Bowling Alley sitting high on a six acre hill off Northwest Highway as the perfect spot for its new performance and educational center. The Children’s Theater is now accomplishing all their dreams in this unique location.
- When Girls Inc. outgrew its rented office space in Uptown, Solender/Hall found a two acre industrial warehouse location on Empire Central and Harry Hines. The result: more program space for girls living in the near-by area, room for administrative offices, expansion space that could be temporarily leased out for additional income, and land to build an outside play area - all for a price well below buying a traditional office building.
- First Step Counseling Services, a for-profit provider of substance abuse counseling, needed a new 5,000 square foot location in Oak Cliff with a landlord open to having their clients on the property. Solender/Hall found a 17,000 square foot building located just off Jefferson Avenue where they could locate their new offices and Solender/Hall leased the rest of the building to other tenants. Additionally, Eliza Solender found a bank to finance their acquisition of the building!
- Abraham Salum wanted to open a new restaurant in the Uptown
area. Solender/Hall located a former doctor's office in a small
retail center at the corner of Fitzhugh & Cole. Salum Restaurant
is now thriving in a site strategically located between West Village
and the Knox/Henderson areas only two blocks off Central Expressway.
